With the recent uptick in home sales in the Comox Valley we at Barr Electric have had an increasing number of calls regarding electrical inspections. We have performed many of these inspections for a variety of reasons, including: to determine whether mistakes have been made in an installation, to assess whether devices and wiring have deteriorated and require replacement, to ensure the electrical service is the right size or amperage for your needs, and to identify old, possibly hazardous systems still in place, such as aluminum wiring or knob and tube wiring.

Why would you need an electrical inspection of a home you are considering buying or have recently purchased?

  • To ensure the home is electrically safe and up to current electrical code

  • Prevent future surprises when you attempt to make additions or changes

  • Your insurance company requires an inspection prior to purchase

  • You are buying an older home that has not had many updates

  • To give you peace of mind about the safety of your home

What is involved in an electrical inspection?

A Journeyman electrician with a Field Safety Representative certification will visit your home to inspect a number of items, including:

  • Electrical wiring and components inspection

  • Aluminium wiring and knob and tube wiring checks

  • Checks for proper adherence to current Canadian Electrical Code in BC

  • Switch and wall outlet inspection for operation and condition

  • Shock or electrocution hazard checks around the home

  • Arc fault circuit interrupters (AFCIs) verification

  • Safety and security lighting checks

  • Surge protection validation

  • Grounding systems confirmation

  • Smoke detector testing

  • Electrical panel inspection (labels, amp, operation)

  • Outdoor electrical system(s) examination

Once completed, the electrician inspector will supply a report to summarize the findings of the inspection, which will point out any upgrades or changes that require addressing or are recommended.
